1.     Its FREE. In Colorado, the seller pays the listing agent a percentage of the purchase price upon closing. If the buyer does not have representation, the listing agent keeps it all. If the buyer is represented by an Attorney-REALTOR®, then the listing agent pays for the buyer's Attorney-REALTOR®. To get started, just look at the houses we have and schedule a showing. Once you are ready to make an offer, you will need to sign an Attorney-Client Agreement that outlines the types of services you can expect.

An attorney will guide you through the paperwork and help you strategize for taxes and other liabilities. The attorney is not there to make decisions for you, but rather to help you understand what your obligations will be. An attorney will look at the documentation from the seller and lender to make sure it has been filled out correctly.

Making sure you have the right documents to address the manner in which you are taking title is just as critical as foreseeing the problems. In the 14 years that I have been a licensed Realtor, I have been amazed at the number of people who wind up in court because they got into a mortgage they did not understand, or they bought property with a non-spouse who has stopped paying the mortgage and refuses to leave the property. Close your transactions with a lawyer and have peace of mind on all related concerns.

Are there other avenues to take to maintain value? In today's market, where housing prices are scattered, you need to know all of your options. Can you do a land installment contract, wrap around, owner carry, rent-to-own, short-sale, bridge loan, loan modification, bankruptcy and what are the tax consequences? Does your homeowner's insurance cover flood, fire, tenants, environmental hazards? As an attorney, I can help.

 

house medic.jpgCrisis.jpg5.     Preventative Law is always cheaper than corrective law. Consider how much cheaper it is to work out at the gym as opposed to going through open-heart surgery. Now consider that you likely do not have insurance. Law, in this regard, is no different than medicine. The cost of preventing problems, by having a legal analyst review your documentation, interests and claims in advance of there being problems is much cheaper than litigation to correct the problems. Grant Van Der Jagt charges landlords 8.34% of the annual rent due under residential leases and 15% on commercial leases for brokering and obtaining tenants due upon signing the contract or as otherwise agreed in writing. Grant Van Der Jagt, as broker for Van Der Jagt Realty, LLC, does not offer property maintenance services or tenant-landlord dispute resolution or contractor triage services, but rather only provides legally enhanced lease & brokering services.
